Pimpri-Chinchwad Municipal Corporation (PCMC) has started issuing Unique Property Identification Code (UPIC) to property owners, with an aim to cover all 6.7 lakh owners in the city in the next three months.
“We have conducted a survey of all buildings, with the aim of finding new buildings, changes in use, other constructions without permission… Even as we conduct this survey, we will give the property owners a Unique Property Identification Code,” Nilesh Deshmukh, head of property tax department of PCMC told The Indian Express on Monday .

“All the 6.7 lakh property owners in the city would get a Unique Property Identification Code in the next three months. It will help citizens to get all the information related to their properties with just a click,” Deshmukh said, adding that UPIC would be an Aadhaar card issued by the central government. “UPIC can be used for all government, state and central government services.”
Deshmukh said the code will help people get information about their properties and everything related to them. “The owners will be provided with lockers for their homes, such as digilocker, where they can enter documents for their property and use them whenever needed.”

Urban Commissioner Shekhar Singh said, “The ongoing survey – carried out by the property tax department – will help increase the income of the civic body. It will help us identify properties that have remained excluded from the ambit of property tax. The government has put various things in place to get help from the 15th Finance Commission. The survey was carried out by the tax department of equipment and inspection is one of the conditions.”
According to the tax department, it has 17 locations within the city. “It is seen that builders often take the area of the carpet more than it actually is. However, property owners could be seen complaining that their flats have less square feet than what the builder claimed. In the ongoing survey, we are measuring the internal areas of the flats. This will help property owners to know the exact area of their property and pay tax accordingly “Once the investigation is complete, the property owners will be notified immediately,” said department officials in a joint statement.
“PCMC has an official website, and there is a dashboard of local tax and audit department on it. The dashboard is designed in such a way that people can check it easily… When a person adds his mobile number, he will receive an OTP. After submitting the OTP, the details of the said property will be available,” Deshmukh added.
